This is an opportunity for people interested in joining a forward thinking group.
You would have your own freehold section and shares in the company that owns the balance of the land surrounding the sustainable eco-village.
The full site is 4.395 hectares (11 acres) that used to be the old Braemar hospital. It is currently owned as seven shareholdings in a limited liability company.
* The land is north facing, at the foot of the Grampians, the hillside reserve that forms the backdrop to Nelson city.
* There are several existing buildings. One has been renovated and is leased to the Nelson Environment Centre, another is used for yoga classes and other community activities, there are three domestic dwellings and a large barn/stables that we are restoring as a community facility.
* The current rental income from the buildings covers outgoings, including progressive upgrades.
* Progress is being made on a land plan that includes landscaping, orchards, gardens and common areas.
We have gained resource consent to subdivide the land, creating eight residential lots, with a ninth being processed. Seven are owned by the existing shareholders, an additional two sections (lots 1 &10) are currently for sale.
The remaining land and buildings (lot 9) are held by the company.
This opportunity is to purchase residential sections (lots 1 or 10) and a one ninth share in the company (lot 9).
The two sites are beautifully elevated hillside sections with expansive views over the city and out to the Nelson Marina, Tasman Bay and the Western Ranges. The sections are approximately 1000 m2,subject to final survey.
The sites sit approximately 100m above sea level and will be fully serviced (power, telephone, sewerage, potable water and storm water) to the boundary. They are two of only three sites on the south ridge of the village, which are ideally suited to a split-level home to maximize the views.
Geotechnical report, certification of the buildable area and potential driveway design are available to those responding to this opportunity. The company is not imposing any restrictive covenants on the sections, there is an eco-building code agreed to by the shareholders
We’d like to hear from people interested in sustainable living, and the continued development of Braemar Eco Village.
We are looking for offers for each section plus a one ninth shareholding in the company, in excess of the valuations; Lot 1 $275,000, Lot 10 $250,000; (inclusive of a 1/9 th company shareholding).
