Description

Future proof, sustainable build, affordable, low toxicity, eco-healthy home on an enchanting, peaceful lifestyle block within a wholesome community and just 10 minutes from 22km of prestine coastline!

This 5 year old, 128m2, mudbrick cottage has 3 bedrooms (plus a large closed in carport that serves as a spare room/office), open plan kitchen/ dining/ lounge, sep toilet & bathroom, and an 8x6m shed/carport.

Tucked behind a knoll to protect against the wind, the landscaping is done, the 50m2 patio stretches the northern side and part of western side of the house with 3m bi-folds plus french doors from 2 bedrooms opening to it.

Built with local earth and cement stabilised, the main house and shed have code of compliance from council. Natural materials including rough-sawn, untreated macracarpa, rimu window sills, swamp kauri vanity, macracarpa and wicker kitchen plus dark aluminium joinery and wrought iron fixtures give the home an old English cottage feel.

A Masport fireplace warms the house in winter and the large eves shield the interior from the summer sun. The house remains between 10-15 degrees on the coldest winter days and remains cool during summer without heating or cooling.

The coloured concrete floors work as a solar heat mass that retains heat in winter and keeps the house cool in summer. The kitchen is easy and functional with a large built-in pantry, macracarpa benchtop, dishwasher, cane drawers and double butler's sink.

Eco-fleece woollen insulation lines the ceiling, gas supplies cooking and hot water, 2x 6,000 gallon water-tanks catch the water from the roof (double filtered) and a plumbed outdoor bath in front of the main bedroom provides a fabulously relaxing treat under the stars.

Four year old fruit trees and many native trees are planted. The land is broken into 7 paddocks currently grazing horses, stock and sheep.

The local school is exceptional. Waipu Primary has a decile 7 and the school bus stop is 2km down the hill. Whangarei is the closest city 20 minutes away.

The northern aspect looks out to a covenanted wall of native bush and sweeping valley. Rates are $1,240 pa.

Not sure if the house is still for sale, however if you go to www.adobesouth.co.nz you'll find the designer, who is Ian Redfern.
